BOOKING CONDITIONS

How to Book

1.Call Nicola Cannon-Brookes on 07773773757 to ‘pencil in’ the period you require to book.


2.Please immediately fill in the enclosed form and send it to Nicola Cannon-Brookes, Ferryman’s Rest, Church Lane, Lelant, St. Ives, Cornwall TR26 3DZ along with the deposit.


3.Deposits are 25% of the total price unless you are booking within six (6) weeks of arrival when full payment is required.  The Deposit can be paid either with a cheque made out to M Cannon-Brookes, the Owner, for 25% of the total price for the period of the rental, or, via bank transfer. Bank Account details will be given upon request. Deposits are non-refundable.  Sorry we do not accept credit cards.


4.Upon receipt of the signed Booking Form, Booking Conditions and Deposit or full payment you the Client will be issued with an invoice in confirmation of your booking. No contract shall exist until we have received the completed booking form and Deposit and we have confirmed your booking by means of an invoice.


5.If the Owner is unable to accept your booking for a particular week the Owner will inform you as soon as possible and return your Deposit so that you can book elsewhere.


6.Once a booking has been confirmed the Owner will charge an administration fee of £50 for cancellations and the Owner will use his reasonable endeavors to secure another booking. If, however, the Owner is unable to do so then the full rental charge becomes due for payment six (6) weeks before your holiday was due to commence and the £50 cancellation charge is refunded. If, however, the Owner is unable to obtain a replacement rental then the full hire charge becomes due for payment four (4) weeks before your holiday was due to commence and the £50 cancellation charge is refunded.


7.The Owner shall not cancel the holiday except in circumstances beyond the Owner’s control. These include: war, political unrest, strikes, acts of God, weather, epidemics, riots, civil strife, industrial dispute, terrorist activities, natural and technical disasters.  All monies paid to the Owner will be refunded in full and the Owner will have no further liability towards the Client or any other member of the party.


8.Six weeks prior to the Client’s rental start date, please send payment of the balance either by a cheque made payable to M Cannon-Brookes for the remaining rent (rental price for your period minus deposit) PLUS a security deposit cheque for £150. The security deposit cheque will be returned to the Client within two (2) weeks of the end of the holiday, subject to the Client leaving the accommodation in a clean and tidy state, returning all furniture and utensils to the place where it was found on entry.  All rubbish must be removed from and disposed of by the Client at the end of the rental. The Client agrees to pay for all breakages and damages. The Client also agrees not to cause a nuisance to neighbours.  Failure to abide by these conditions may result in the loss of the security deposit.

9.The Owner reserves the right to cancel if monies due are not paid in which case the Client will lose the full deposit paid.


10.Accommodation is for a maximum number of six (6) people to include a maximum of four (4) adults.  No other guests may occupy the accommodation other then those stated at the time of booking and the Booking Form must be completed by the Lead adult who must be aged 21 or over.


11.The person making the booking shall indemnify the Owner against all actions, loses, damages and costs that may arise from any person as a consequence of any act by such a person making the booking or any person he or she may have included on the booking form.


12.he Lead Adult must sign the Booking Form and the signature confirms agreement to the Booking Terms and Conditions by all those persons named on the Booking Form. All of the named persons shall constitute the Client. 


13.All male or all female parties of three or more will not be allowed without the prior written agreement of the Owner. No pets will be allowed without the prior written agreement of the Owner.


14.No smoking is allowed inside the property.  Any smoking inside the property will result in the loss of the security deposit by the Client. All fixture and fittings remain the property of the Owner and must not be taken away from the property.


15.The Beach House must be vacated by 10.00am on the day of departure so it may be cleaned and made ready for new guests. The Client may have access after 3.00pm on day of arrival (unless by prior written agreement).


16.The Owner will provide fresh and clean bed linen, bath, and hand and kitchen towels for use in the Beach House only. A welcome pack will be provided and may include such items as local Cornish coffee, tea, milk, sugar, biscuits & fresh fruit (contents may vary), salt, pepper and toilet rolls.


17.Upon request the Owner can include in the welcome pack a bottle of the award winning Camel Valley Sparkling Wine at an additional cost of £20. Or alternatively, Polgoon Vineyards Rose’ at an additional cost of £12.50 per bottle.


18.A travel cot and high chair are available at no extra cost on request. 


19.All electricity, gas and water costs are included in the rental price.


20.Although the Owner takes care to ensure that the particulars on the website of Beach House are correct, the Owner is not liable for any changes that may occur between the present and the time the client goes on holiday.


21.The Owner accepts no responsibility for any personal items of the Client that may be lost, stolen or damaged whilst the Client is renting the Beach House. The Owner shall not be liable for any physical injury, death or any other physical damage that the Client may incur during the period of the duration of the Client’s rental of the Beach House.  Any liability owed by the Owner to a client in respect of any act or omission by the Owner or any of our staff shall be limited to 50% of the price paid by such client and without prejudice we accept no responsibility for any consequential losses suffered by any of our clients howsoever caused.


22.This contract is governed by the Laws of England and Wales and all parties submit to the exclusive jurisdiction of the Courts of England and Wales in the determination of any disputes arising under the contract.


We strongly advise you to take out cancellation insurance as once a booking has been accepted; the full amount of rental is due, regardless of cancellation circumstances.

I declare that I am over 21 years old and undertake to take care of the property. I will pay for any damage caused by my party. I will leave the property in a clean, tidy condition. I will return the key as instructed.
